MBPJ Will Be Raising Assessment Rates By 25%

Those living in Petaling Jaya can expect the assessment rate to increase by up to 25% starting from January 2025. 

Petaling Jaya Mayor Mohamad Zahri Samingon who is also Selangor State Deputy Secretary announced this Selangor government directive as the recent Karnival Usahawan MBPJ dan Koperasi, according to media reports. The event took place on 12 June in conjunction with the state’s 18th anniversary celebrations.

Last assessment rates revision was in 1992

Mohamad Zahri pointed out the Selangor last revised assessment rates (cukai taksiran) over 30 years ago in 1992. He added that the rate increase will likely be implemented in January 2025. This is subject to final approval from the Selangor state government.

Earlier last month, the Shah Alam City Council (MBSA) had also announced that a new assessment rate will be implemented in January 1, 2025.  The property revaluation will involve over 280,000 premises under MBSA. The last rate revision for Shah Alam was back in 2006. Similarly, the rate hike will be capped at 25% as the maximum.

Selayang assessment rate revision objections

In the speech, Mohamad Zahri shared that the Selayang Municipal Council (MPS) had received over 33,000 objections to the recent assessment revision carried out in the district.

The number of objections represents around 20% of MPS property owners with the majority of complaints relating to the perception that the valuation had been set too high.

Assessment rate revisions are mandated under the Local Government Act 1976. The Act allows for rate revisions to be reviewed every five years.
